The market continues to shift toward balance and stabilization in August. This market offers buyers more opportunity while requiring sellers to have a solid plan and be strategic. The Denver Metro housing market is hyper local with some homes selling quickly while others are sitting. Pricing and Presentation are so important in this market. I would like to quote from the DMAR report:
“The bigger divide is between homes that sell quickly and those that linger. Of the properties that closed in August, only 1.12 % had a price reduction, with a median adjustment of just 2.95%. Compare that to current active listings, where 58% have reduced their price, with a median drop of 4.52%. A significantly larger divide exists for homes that have been on the market for more than 30 days, 74% have taken a price cut, with a median change of 4.76 %. This gap highlights the importance of strategic pricing from the start. Homes priced appropriately are selling with little or no reduction, while overpricing often leads to extended days on the market and steeper price adjustments.”

~ The median sold price for single family homes (including attached and detached) in August is $593,250 which shows a very slight increase (.81%) from last month (July) and a very slight increase (.55%) from last year.
~ The average number of days on MLS in August 2025 was 48 days, which shows a 20% increase from last month (July) and a 29.73% increase from last year in August.
~ Active listings at month end are 13,059. This shows a 6.69% decrease from last month (July) and a 21.77% increase from last year in August.
~ Average active listings for August are 15,321 (1985-2024). Record high August was 2006 with 31,664 listings and the record low was 2021 with 3582.
~ Historically, active listings decrease an average of 1.15% from July to August. This August, we saw a decrease of 6.69% in active listings from July 2025 – August 2025 which shows a steeper than average decline.
