June 2026 Denver Market Overview | Market finding its balance

 

Megan Aller with First American Title states it perfectly: “The dog days of summer are officially here, and much like that forgotten popsicle in the bottom of your freezer, the Metro Denver housing market is melting into a much more balanced market.”

 

Bullet points with June stats:

~ The median sold price for single family homes (including attached and detached) in June is $616,000 which shows a very slight increase (.16%) from last month (May) and a very slight increase (.98%) from last year.

~ The average number of days on MLS in June was 39 days, which shows a 2.63% increase from last month (May) and a 5.41%  increase from last year in May.

~ Active listings at month end are 12,744.  This shows a 3.96% increase from last month (May) and a 9.02% decrease from last year in May.

~ Average active listings for June are 15,098 (1985-2025).  Record high June was 2006 with 31,900 listings and the record low was 2021 with 3122.

~ Historically, active listings increase an average of 12.27% from May to June.  This year, the  increase of 3.96% is below the historical average primarily due to few new listings hitting the market.
