Megan Aller with First American Title is spot on with her comments on the current Denver market: “Volatile, uncertain, spotty, and nuanced—those are the words that best capture what’s happening across metro Denver’s real estate market right now. This market continues to be one of sharp contrasts—homes are either ‘hot’ or ‘not’.’’. I am seeing this both in reviewing the market stats and also out in the field. Some listings are seeing multiple offers and quick sales, other listings are sitting and sitting. Pricing a home correctly and market preparation are key for Sellers in this market. The number of active listings increased both in comparison to last month and year over year. March saw buyer activity pick up with 4,700 homes going under contract, up 16% compared to the same time last year. With inventory increasing, buyers are given more options and more time to choose a home which is reflected in the time a property is spending on the market.

~ The median sold price for single family homes (including attached and detached) in March is $599,000 which shows a slight decrease (.17%) from last month (February) and a slight increase of .67% from last year.
~ The average number of days on MLS in March 2025 was 48 days, which shows a 14.29% decrease from last month (February) and a 23.08% increase from last year in March.
~ Active listings at month end are 9764. This shows a 14.15% increase from last month (February) and a 66.93% increase from last year in March.
~ Average active listings for March are 13,188 (1985-2024). Record high March was 2006 with 27,309 listings and the record low was 2021 with 1921.
~ Historically, active listings increase an average of 10.91% from February to March. We saw an increase of 14.15% in active listings from February 2025 – March 2025 reflecting a higher increase in comparison to the historical average.
